Valencia Trails, Asked and Answered

Sixteen questions I answer nearly every week — as the REALTOR® who lives here. Ages and occupancy, dues and taxes, leasing, pets, parking, the gates, and what homes actually sell for. Where a figure comes from the governing documents or recent MLS data, I say so; where it needs verifying for your specific home, I say that too.

The community & the 55+ rules

Is Valencia Trails an age-restricted community?

Yes. Valencia Trails is gated and carries a recorded 55+ designation: at least one occupant of each home must be 55 or older, under the federal 80/20 framework (at least 80% of occupied homes must include a 55+ resident). Younger permanent residents are limited, so if your household includes someone under 55, have the current age-occupancy policy checked against your situation — the governing documents control. The rules page unpacks this in detail.

Who built Valencia Trails, and how many homes are there?

GL Homes built the community, starting in 2020. It totals about 850 single-family homes across four design collections — Shoreline, Atlantica, Coastal, and Gulfshore — spanning 15 floor plans, and it is now essentially built out.

Are all the homes really one story?

Yes — every home here is a single-story design. That is the community’s quiet superpower for 55+ buyers: no staircase anywhere in the lineup. The 15 GL Homes plans run from roughly 1,674 to 3,472 square feet, with 2 to 4 bedrooms and 2- or 3-car garages, so single-level living is available at every size point.

Does Valencia Trails have a CDD?

No. There is no Community Development District here, so no CDD bond assessment appears on the tax bill — a real carrying-cost advantage over many newer Naples communities, where CDD assessments commonly run $1,000–$3,000+ a year for 20–30 years. Property taxes themselves still vary by home, so confirm the taxes for the specific address before you buy. The no-CDD page walks through both halves of that sentence.

How much are the HOA dues, and what do they cover?

Every home carries dues of $1,611 per quarter — $6,444 a year. I verified this in the association’s HOA documents in August 2026, and I pay it here myself. The fee is all-inclusive: lawn care at every home, the ~43,000 sq ft clubhouse, the pools and Racquet Club, the gate, and the lifestyle staff. Dues change with each annual budget, so confirm the current figure on the estoppel certificate for the specific address — the HOA fees breakdown shows the full math.

What are homes actually selling for?

As of June 2026 MLS data, the 2026 median sold price is running near $930K, with recent closings from $550,000 for a compact Shoreline plan up to $1,350,000. About 30 homes are active, listed from roughly $729K to $2M with a median list price near $1.43M — sellers are asking well past the prices buyers are actually paying, which usually leaves negotiating room. The market-data page charts the full 2021–2026 history, and current resales are one click away.

Getting in

Buying & renting

Can I buy new construction at Valencia Trails?

No — the community is sold out and essentially built out, so it trades resale. GL Homes moved its new-home sales to the nearby successor community, Valencia Sky. Resale pricing here has generally run from the high-$600s to about $2M, and an occasional never-lived-in home can still surface. If brand-new matters more to you than established amenities, read the Valencia Trails vs. Valencia Sky comparison before you decide.

Can I rent out a home here?

Only on the community’s terms: a minimum lease of seven months, no more than once in any 12-month period, with hardship exceptions recognized in limited cases. A leased home must still have at least one occupant who is 55 or older. It is not built for seasonal or short-term rental income. Leasing provisions get amended, so verify the current governing documents — the rules page covers the details.

Day-to-day rules

What is the pet policy?

Ordinary house pets are welcome, leashed and under control outdoors — and the community runs separate fenced small-breed and large-breed dog parks. Three breeds are barred by name in the governing documents — Pit Bulls, Rottweilers, and Presa Canarios — along with any dog legally declared a Dangerous Dog, and the Board holds the authority to limit how many pets a household keeps. Verify the current pet provisions if a specific pet matters to your move; the rules page has the full picture.

Can I park my truck, boat, or RV?

Plan on the driveway, the garage, or a designated parking area — the streets, sidewalks, and swales are off-limits. A standard full-size pickup raises no issue. Larger equipment does: boats, commercial vehicles, and any truck that outsizes a full-size pickup are garage-only, and motor homes, RVs, and trailers may not be kept in the community outside an enclosed garage. Verify the current parking provisions in the governing documents.

What are the quiet-hours and nuisance rules?

The documents bar loud or offensive activity at any time, at the Board’s discretion, and Collier County noise ordinances apply throughout. Two clock rules worth memorizing: decorative fountains hold operating hours of 8:00 a.m. to 11:00 p.m., and trash containers stay put until 5:00 p.m. on the evening before pickup.

Do exterior changes need approval?

Yes — the Architectural Review Committee must approve exterior changes before work begins. Fences, the most common request, must sit at least 10 feet back from the home’s front wall and 5 feet from the sidewalk, carry landscaped screening, and may not attach to a neighbor’s home. Verify current ARC standards in the governing documents; submittals go through the property manager listed on the Resident Toolkit.

Maps and minutes

Location & access

How many entrances does Valencia Trails have?

Two. The main manned gate is on Immokalee Road, east of Collier Boulevard. In 2026 a second, southern resident gate opened onto the new Vanderbilt Beach Road extension — a genuinely useful second route across North Naples. One caution: the road connection and access arrangements had not fully settled when that gate opened, so ask the community how resident access works today before you count on the route; the gatehouse number is on the Resident Toolkit.

How far are shopping, the beaches, and the airport?

Typical drive times from the gate, traffic depending: Founders Square and Seed to Table about 5 minutes; I-75 at Exit 111 about 8; Mercato and Whole Foods about 20; Vanderbilt Beach and Delnor-Wiggins Pass about 22; downtown Naples and 5th Avenue South about 28; RSW International Airport about 35. Inland is the trade for the price and the quiet — I am direct about that in every showing.

Do residents get privileges at other clubs?

From time to time the HOA has arranged guest privileges for residents at a handful of clubs nearby — neighbors mention Twin Eagles and Esplanade — covering things like dining, wellness services, and court time. These arrangements run through Resident Services and can end or change at any point, so treat them as a bonus, not a given: verify what is currently offered before it influences your decision.

Who do I call — gate, clubhouse, HOA, utilities?

The gatehouse handles guest access at (239) 692-8285. The clubhouse and Resident Services main line is (239) 359-6950 (Resident Services ext. 201); the Icon Management property manager — dues, estoppels, ARC submittals — is ext. 202 on the same line, with an after-hours HOA emergency line at (239) 561-1444. The complete directory, including the restaurant, spa, pro shop, sheriff non-emergency, and utilities, lives on the Resident Toolkit page.

Where these answers come from

Rules and occupancy answers summarize the community’s recorded governing documents; fee and price figures come from recent Valencia Trails MLS resales, checked June 2026. Both change — documents get amended, budgets get adopted — which is why the honest version of every answer above ends with a verification step for your specific home. Every key figure, dated and sourced, sits on the by-the-numbers page.
