Valencia Trails · The Numbers

Valencia Trails HOA Financials & Dues

One quarterly fee, no CDD, and a short list of one-time items — the money picture at Valencia Trails is simpler than at most gated Naples communities, but only if you know where each number lives. I own here, so this page is the map I wish every buyer had: what you pay, what it buys, who manages it, and what to read before you close.

Dues change with the association budget and differ by home. The estoppel certificate for a specific address is the only figure to rely on — I pull it as a standard step before any offer I help prepare.

What the money buys

What the quarterly fee covers

Valencia Trails dues are all-inclusive, which is why comparing them against a bare-bones HOA misleads. One quarterly payment funds lawn care and landscaping at every home — a service that commonly costs $150–$250 a month bought separately in Naples — plus the entire campus: the ~43,000 sq ft clubhouse with its restaurant and bar, the resort, lap, and resistance pools, the Racquet Club’s 6 lighted clay tennis courts, 8 pickleball courts, and 5 bocce courts, the fitness center, gated security, and the full-time lifestyle staff who run the club calendar.

What it does not cover: property taxes, homeowners insurance, interior maintenance, your own utilities, and pay-as-you-go dining and personal services. The HOA fees breakdown walks the whole ledger line by line, and the amenities page tours what the fee actually funds.

The one-time items

One-time costs — and the one figure I flag

Two association items show up in my fee tracking beyond the dues:

How to nail both down: the estoppel certificate — the association’s definitive, address-specific statement of dues and one-time fees, which Florida caps at roughly $299 to obtain — is where these amounts become fact instead of tracking. I request it before an offer is finalized, not after.

Beyond the association, plan on typical Collier County buyer closing costs of roughly 2–4% of the purchase price — title, taxes, lender items — itemized on the closing-costs page. One line you will never see at a Valencia Trails closing: a CDD payoff. There is no CDD here.

Who runs the money

Who manages the association

Icon Management is the association’s management company, and the number owners actually memorize is the after-hours emergency line: (239) 561-1444. Day to day, the front door for residents is the Resident Services desk at the clubhouse — (239) 359-6950 — with the property manager reachable through that same line. The gatehouse runs its own line at (239) 692-8285 for guest access.

The full working directory — restaurant, spa, pro shop, utilities, and the rest — lives on the resident toolkit page. I keep it current because I use it myself.

The three documents that matter

Every key figure from this page — alongside the community’s home counts, courts, and market medians — sits dated and sourced on the by-the-numbers page. And if you are on the other side of the table, thinking about selling: clean association numbers make listings easier to defend. That is part of how I work a sale, on the sell-your-home page.

Questions I hear most

Valencia Trails financials, answered

How much are Valencia Trails HOA dues in 2026?

$1,611 per quarter, the same for every home — $6,444 a year, or $537 a month. I verified this figure in the association’s HOA documents in August 2026, and I pay it here as a resident. The exact figure for a specific address comes from its estoppel certificate; the HOA fees breakdown has the full picture.

What one-time fees does a buyer pay the association?

My fee tracking shows a $100 application fee at purchase. Some sources also list an annual dining minimum of about $500, but that figure is not consistently documented — verify both on the estoppel certificate and directly with the association at closing. The estoppel itself, which Florida caps at roughly $299 to obtain, states the definitive amounts.

Who manages the Valencia Trails HOA?

Icon Management handles association management, with an after-hours emergency line at (239) 561-1444. Day to day, the Resident Services desk at the clubhouse — (239) 359-6950 — is the front door for owners, with the property manager reachable through that same number. More contacts are on the resident toolkit page.

Is there a CDD assessment?

No. Valencia Trails has no Community Development District, so no CDD bond assessment appears on the tax bill — an advantage worth $1,000–$3,000+ a year versus many newer Naples communities. You should still confirm the property taxes for the specific address; the no-CDD page explains both halves.

What documents should I review before closing?

Three things: the estoppel certificate (the association’s definitive statement of that home’s dues and one-time fees — Florida caps its cost at roughly $299), the governing documents (which hold the 55+ occupancy, leasing, pet, parking, and architectural rules), and the current association budget, since dues change with it.

Can I rent out a Valencia Trails home?

Leasing is restricted: a 7-month minimum term, no more than once per 12 months, and the 55+ occupancy rules apply to tenants. That effectively rules out seasonal and short-term rental income. Verify the current governing documents before relying on any leasing plan — details on the rules page.
