I track this market from inside it — I live here, and these are the sales happening on my own streets. The short version as of June 2026: the year-to-date median closed price sits at $929,950, homes are taking a median of 86 days to go under contract, and 30 homes are actively listed from $729,000 to $1,999,000. Below is how we got here, what just closed, and what the numbers say you should actually do about it — whether you’re watching the current resales or wondering what your own home would bring.

Read the story in three acts. Act one, 2021–2022: the community was still young, and the 2022 frenzy compressed days on market to a startling two weeks — homes were selling nearly as fast as they could be listed. Act two, 2023: the peak. The median crested at about $1.09M as the resale market matured and the larger homes changed hands at full-strength pricing. Act three, 2024 to today: a gradual easing — roughly $1.08M, then $1.0M, now about $930K year-to-date — with days on market settling into the 80s and 90s. That is not a collapse; it is a market finding its footing after a once-in-a-generation run-up, with time back on the buyer’s side of the clock. Mix matters too: which floor plans happen to close in a given year moves the median, which is why I always price against the specific plan, not the community-wide number.

The gap that matters

Asking prices vs. what actually closes

Here is the single most useful fact on this page. As of June 2026, the median asking price among the 30 active listings is about $1.43M, while the median closed price this year is about $930K. Part of that spread is mix — but a wide, persistent gap between what sellers ask and what buyers pay is negotiating information, and I’d rather you have it before you write or accept an offer.

If you’re buying: the list price is an opening position, not a verdict. At a median 86 days on market, most sellers have had time to get realistic — come with comps and negotiate from what closed, not what’s asked. If you’re selling: the homes that sit are the ones priced against hope. Price against the closed sales for your floor plan and lot type, and you skip the 90-day march of price cuts. That pricing work is exactly what my owner valuation does.

Two things worth noticing in these five closings. First, the spread: the same community produced a $550,000 sale and a $1,350,000 sale within weeks of each other — floor plan and lot drive value here far more than the community median suggests. Second, the pair of 1,954 sq ft sales at $810,000 and $820,000: when near-identical homes close within about one percent of each other, that is a market with a clear going rate for that plan. This is why a valuation here starts with your floor plan’s comps, not the headline median.

Thirty active listings against roughly 850 homes means about 3–4% of the community is on the market at once — steady turnover for an established resale community, not a flood. Asking prices run from $729,000 to $1,999,000 with that $1.43M median list price sitting well above where sales are actually printing. For buyers, that means real selection across the 15 floor plans and real room to negotiate; for sellers, it means your competition is visible and your pricing has to answer to the closed comps.
