How this plan lives

Why GL made this the collection’s spotlight plan

Of the four Coastal plans, the Sunrise is the one GL Homes chose to showcase, and the bath count explains a lot of it. Three bedrooms served by three full baths, plus a powder room for guests, means a house full of overnight company never crosses paths at a sink — the small detail that makes a season of hosting genuinely easy.

At roughly 2,788 square feet, the entertaining space is the other half of the story: kitchen, dining, and great room run together in one long sightline, sized for the dinners and card nights that fill a real Valencia Trails calendar. The clubhouse takes the big events; this plan comfortably handles everything else.

If you like the layout but want to size up or down within the collection, the Marina adds about 125 square feet and the Seabreeze trades a bedroom for a simpler footprint. As with all Coastal homes, garages here were two- or three-car depending on the home — confirm on the specific resale.

Resale only. Valencia Trails is sold out and GL Homes’ new-construction sales moved to its successor, Valencia Sky — so no Sunrise exists as builder inventory. Every one that comes up is a resale. (Weighing new construction instead? See the Valencia Trails vs. Valencia Sky comparison.)
Dues vary by home. HOA dues here are a flat $1,611 per quarter for every home ($537 per month, per the association’s 2026 budget across 838 homes) — confirm the current amount on the estoppel for the specific address. The HOA fee breakdown explains what that fee covers.
No CDD — but check the taxes. There is no CDD bond on the tax bill here (a real carrying-cost advantage), yet you should still confirm the property taxes for the specific address. Why there’s no CDD, explained.
55+ and leasing rules. At least one occupant must be 55 or older, and leases run a minimum of seven months, no more than once per twelve — verify the current governing documents before you plan around renting. Details in the rules & policies guide.
