Who we are
This site (valenciatrailsnaples.org) is operated by Nicholas Nolan LLC, doing business as The Nicholas Nolan Team. What information we collect
We collect only the information you choose to submit through forms on this site, plus standard technical data:
- Contact information — your name, email, and phone number when you request the buyer guide, ask about a home, or use the contact form.
- Inquiry details — the topic or timeline you select and any free-text message you provide.
- Technical data — your IP address, browser type, and pages visited, collected automatically by the web server and by Google Analytics (described below).
We do not collect Social Security numbers, financial account information, or any sensitive personal information through this site.
Analytics
This site uses Google Analytics 4 to understand, in aggregate, how visitors use the site — which pages are read, which links are clicked, and which forms are submitted. Measurement on this site reports to a shared cross-site Analytics property that spans the Nicholas Nolan Team’s network of Naples community sites (naplesliving.us, esplanadenaples.org, lelyresortguides.com, and naplesgolfcommunities.net), so we can understand visits that move between our sites, and may also report to a site-specific Analytics property for this domain. Google Analytics sets cookies and receives your IP address and device information subject to Google’s privacy policy. You can opt out with the Google Analytics opt-out browser add-on.
How we use it
Information you submit is used solely to respond to your inquiry — to send you the requested buyer guide, answer a home-valuation request, follow up on your interest in Valencia Trails, or schedule a call. We may keep your information on file for ongoing communication if you remain an active prospect or client.
Who we share it with
We do not sell or rent your information to anyone. We use the following service providers to operate the site:
- Formspree — receives form submissions and forwards them to our email. Formspree privacy policy.
- Wise Agent — our customer-relationship-management system; form submissions are also delivered there so we can follow up on your inquiry.
- Google Analytics — aggregate usage measurement, as described above.
- Cloudways / DigitalOcean — hosts the website. Server logs (IP addresses, timestamps) are retained per their standard policy.
- Calendly — if you book a call through our scheduling link, the information you enter there is handled by Calendly under its own privacy policy.
If you become a client and we assist you in a real estate transaction, your information is shared with the parties typical to that transaction (cooperating brokers, title companies, lenders, the other side’s representatives) only as required to complete the transaction.
How long we keep it
Inquiry information is retained for up to 36 months unless you ask us to delete it sooner, or until the lead is closed (uninterested / unreachable / converted to client). Florida real estate regulations require certain transaction records to be kept for 5 years after the transaction.
Your rights
You can ask us at any time to:
- See what information we have about you
- Correct anything that’s wrong
- Delete your information from our active database
- Stop contacting you

Cookies & local storage
Beyond the Google Analytics cookies described above, this site uses browser local storage (a feature similar to cookies) for two things: to remember whether the lead-capture invitation has already been shown on your device (so it appears at most once every 14 days), and to note the time of your most recent form submission on your own device. Neither is transmitted to us. This site does not set cross-site advertising or tracking cookies. Embedded third-party services may set their own cookies subject to their own privacy policies.
Children
This site is written for a 55+ audience. It is not directed at children under 13, and we do not knowingly collect information from minors.
Changes
If this policy is updated, the “Last updated” date at the top will change. Material changes will be summarized at the top of the page for 30 days.
