Sell Your Valencia Trails Home

The agent you list with here should know what a Sunrise closes for versus a Sandpiper, what the quarterly dues cover, and what out-of-state buyers ask before they will write an offer. I live in Valencia Trails, I track every closing in it, and I list homes here for a living.

Pricing first

Hyperlocal pricing: I watch every Valencia Trails closing

Nothing determines your outcome like the opening price. As of June 2026, the median asking price across the community’s 30 active listings was about $1.43M — while the year’s closings had printed a median near $930K. That gap is where overpriced listings go to age quietly toward their price cuts. The homes that sell cleanly are the ones priced to the closed comps for their specific plan and lot.

That is the discipline I bring. Before we ever discuss a number, I pull the closings for your floor plan, adjust for lot, exposure, and upgrades, and check the result against what is sitting unsold. This market rewards it: two near-identical 1,954 sq ft homes closed within about one percent of each other this year — when a plan has a going rate that clear, respecting it is what draws the competing buyers who protect your price. The market-data page shows the full history; the valuation itself is free and comes first, with no listing agreement attached.

Distribution

How your home gets marketed

Marketing a Valencia Trails resale well means meeting its buyer where that buyer already is — on the MLS, on the portals, and on the community-specific pages they read while deciding between Naples communities.

Professional media, every listing

Professional photography, drone aerials, and video are the standard for my listings, not an upsell — a one-story home with a lanai, a lake view, or a pool deserves to be shown the way buyers shop for it.

Full MLS exposure

Your home goes into the MLS with complete, accurate data — model name, collection, dues, and the details agents search on — and syndicates out to the major portals from there.

This dedicated community site

Valenciatrailsnaples.org exists to catch buyers researching this specific community. Your listing takes featured placement on the homes-for-sale page, in front of people already sold on the neighborhood.

A four-site Naples network

My community sites — naplesliving.us, esplanadenaples.org, lelyresortguides.com, and naplesgolfcommunities.net — cross-market Naples buyers between communities, so your home reaches people who started their search somewhere else.

Buyers arrive pre-answered

The questions that stall deals — what the dues cover, the no-CDD tax bill, the association’s dues-and-reserves picture, the 55+ and leasing rules — are answered on this site before the showing, so offers come from informed buyers.

Negotiable commission

Florida sets no standard commission rate and I do not pretend otherwise. We agree on the figure in writing, up front, in the listing agreement — before any work begins.

The process

What listing with me looks like

  1. 1

    Walk-through and the honest number

I tour the home, pull the closed comps for your plan and lot, and give you a defensible range with the reasoning shown — including which improvements would return their cost and which would not.

Early paperworkThe dues figure and governing-document answers get compiled at the start, so buyer questions never stall your deal later.
  2. 2

    Preparation

A short, prioritized punch list and staging advice focused on what buyers in this community actually notice — light, floors, the lanai, and the garage.

  3. 3

    Media day

Professional photography, drone aerials, and video — shot when the light favors your exposure.

  4. 4

    Launch

MLS and portal syndication, featured placement on this site’s for-sale page, the community-site network, and direct outreach to the agents active in Valencia Trails.

  5. 5

    Showings, feedback, offers

You hear the showing feedback unfiltered. When offers come, I compare them on net proceeds and terms — financing, timelines, contingencies — and negotiate toward the strongest workable combination.

  6. 6

    Contract to close

Estoppel, inspections, appraisal, and the buyer’s association paperwork, managed on a checklist to a smooth closing table. The buyer-side cost picture is on the closing-costs page — useful for reading the strength of the offers in front of you.

The unfair advantage

Why the resident part matters

Buyers’ real questions about your home are mostly community questions: what do the dues include, how does the age rule work, can they lease it, what is the clubhouse actually like on a Tuesday. I answer from experience, immediately and accurately — and an honest lifestyle answer sells better than a brochure ever will. The amenities page and rules page on this site do that work around the clock.

There is a practical side, too: I am minutes from your door for showings, sign checks, vendor access, and the final walk-through — not fighting traffic from across town.

Straight answers

Seller questions, answered

What will it cost me to list my Valencia Trails home?

My commission is negotiable — Florida sets no standard rate, and we agree on the figure in writing in the listing agreement before anything begins. Professional photography, drone, and video are part of my listing service rather than a separate bill. The rest of your selling costs get itemized at the consultation, so the net-proceeds math is on the table from day one.

How will you price my home?

From closed comps for your specific floor plan and lot, adjusted for upgrades, then checked against the active competition. The June 2026 numbers show why that discipline matters: the median asking price among the community’s 30 active listings was about $1.43M while 2026 closings had printed a median near $930K. Homes priced to the closed comps sell; homes priced to hope sit. Every community figure a buyer might challenge is documented on the by-the-numbers page.

How long will a sale take?

In the 2026 data through June, Valencia Trails homes were taking a median of about 86 days to go under contract. That figure has swung with the market — roughly two weeks at the 2022 peak, about 140 days back in 2021 — and it varies with plan, lot, condition, and above all pricing. I set expectations from the current comps, not from the best year on record.

Does the 55+ rule limit my buyer pool?

It defines the pool more than it shrinks it. Valencia Trails carries a recorded 55+ designation, so at least one occupant of the buyer’s household must be 55 or older. Naples has deep, steady demand from exactly that buyer — a one-story home in an amenity-rich gated community is what many of them are searching for — and this site is built to reach them while they research.

How will you represent me?

Like most Florida licensees, my team and I work as transaction brokers. That is limited representation: honest and fair dealing, disclosure of known facts that materially affect the property’s value, skill and care, accounting for funds, and limited confidentiality — your bottom line stays private, for example. It is not the full fiduciary relationship of single agency, and I put it in writing so you know exactly where we stand.
