What changed this week

A full-price closing and a fresh listing — one out, one in, on the same day

Thursday was the whole week in miniature. A Pelican closed at exactly its $950,000 asking price — the third closing since May 1 to bring full ask — and a few streets over, a Pearl with a private pool came on at $1,299,000, the community’s first new listing in two weeks. The day before, the $2,150,000 preserve-lot Captiva that went under contract in nine days cleared its contingencies; if it closes anywhere near asking, it will top every closed sale in our May–August window (the current high is $1,825,000). Add three asking-price cuts of $15,000–$40,000 among the actives, and the scoreboard reads: inventory 20 → 21, supply back up to about 4.3 months. August now has five closings totaling $6.4M — the strongest month by dollar volume since May.

One honest note on “full price”: full price means the final asking price was right — not that the first one was. Community-wide, the median active listing advertises ~91 days on market, but cumulative market time across expired-and-relisted attempts runs a median ~149 days, and 8 of the 21 homes for sale are on at least their second attempt. Pricing right on day one is still the whole game.

This Sunday, August 30: four public open houses, all 1:00–3:00 PM — from a $774,980 Flamingo to a $1,850,000 Captiva. One time window, four floor plans. The schedule is just below.
Sunday, August 30

This weekend’s public open houses

Four homes open their doors Sunday — and every one of them runs 1:00–3:00 PM, so a single afternoon loop covers a Flamingo, a Pearl, and two Captivas: four plans, three collections, a $1.1M price spread. Common courtesy: if you visit an open house and already work with an agent you trust, please let the hosting agent know.

Selection is thickest under $900K — the Shoreline plans — and this week’s new Pearl listing joined the middle band. Three of the 21 cut asking prices this week, by $15,000–$40,000. Eleven of the 21 have a private pool.

Supply meter: about 4.3 months

Active listings ÷ monthly closing pace (19 closings over 3.9 months)
≈4.3 mo 0468+
Last week this read ≈4.0; one new listing against one closing nudged it back to ≈4.3 — still squarely in the balanced band. The honest asterisk: the median active advertises ~91 days on market, but cumulative time across re-lists runs a median ~149 days — 8 of the 21 actives are on a second or later attempt.
Under contract: three homes are pending — $1.2M and $1.45M Coastal-collection homes, and the $2,150,000 preserve-lot Captiva whose contingencies cleared Wednesday after just nine days on market. $4.8M in combined asking prices is working its way toward the closed column.
