What changed this week

Four homes left the market. Nothing new came on to replace them.

This was a week of subtraction. Two homes closed — a Seabreeze at $1,120,000 on August 28 and a Sunrise at $1,390,000 on August 31 — and two more went under contract on back-to-back days, August 31 and September 1. Both of those new contracts were priced under $810,000, which is where the buyers have been all summer. Against those four departures: zero new listings. Nothing has come on the market in Valencia Trails since August 27. Active inventory fell 21 → 19 and supply eased from about 4.3 months to about 4.1.

Those two closings also finished August’s books: seven sales totaling $8.88M, the strongest month in our four-month window — ahead of June’s $5.67M and more than double July’s $3.53M. Every one of the seven had a private pool. One asking price moved this week: a Pearl came down $16,000. And the $2,150,000 preserve-lot Captiva that cleared contingencies last week is still pending; if it closes near asking it will top every sale in this window.

This Sunday, September 6: five public open houses, and they chain together from noon to four — three of them the same 2,450 sq ft floor plan at $1,030,000, $1,299,000 and $1,299,000. The schedule, and what that spread actually buys, is just below.
Sunday, September 6

This weekend’s public open houses

Five homes open Sunday, and the times stack rather than collide: start at noon on Lotus Ave, catch three more at one o’clock, and finish at four on Periwinkle. Four floor plans, a $525,000 price spread, one afternoon. Common courtesy: if you visit an open house and already work with an agent you trust, please let the hosting agent know.

11268 Daphne Ct also opens again Sunday, September 13, 1:00–3:00. Open-house schedule from MLS as of September 4, 2026 — times can change; confirm before you go. Same square footage, same builder, same streets — a $269,000 spread, and Sunday you can walk all three back to back and price the difference with your own eyes. That is a comparison that normally takes a month of scheduled showings. For reference, the last home of this plan to sell closed at $1,210,000 on May 1, 2026 (pool and lake view) — just outside the four-month window this report covers, and below all three of Sunday’s asks. One sale is not a trend, but it is the most recent evidence the plan has.

Sale prices from Collier County public records and recent MLS data, as of September 4, 2026. This report covers a rolling four-month window: three May 1 closings shown in earlier editions ($1,210,000, $1,150,000 and $1,125,000) have now aged out, which is why the median closed price reads $1,325,000 against $1,210,000 last week — a change in which sales are counted, not in values. Plan identification from listing remarks where stated, otherwise matched by living area — verify per home. $/sq ft is rounded simple division for orientation only.

The entry band did all the moving this week: both homes that went under contract were priced under $810,000, taking the under-$900K count from 8 down to 6 while every other band held exactly where it was. Ten of the 19 actives have a private pool — and on the closed side, every August sale did.

Last week this read ≈4.3; two closings and two contracts against no new listings brought it to ≈4.1 — still squarely in the balanced band, and moving in sellers’ favor for the first time in three weeks.
Under contract: three homes are pending — a $749,000 Sandpiper and an $809,900 Flamingo that both went under contract this week, plus the $2,150,000 preserve-lot Captiva still working through its contract. $3.71M in combined asking prices is on its way to the closed column.
The honest number

Why “days on market” went up this week — and why that is good news

The median active listing in Valencia Trails now advertises 109 days on market, up from 91 last week. Read carelessly, that looks like homes got harder to sell. The opposite happened. The two homes that went under contract had been listed 25 days and 53 days — both well below the old median. When the fastest homes leave the pool, the average of what remains gets older. A rising median days-on-market in a week with no new listings is a sign of absorption, not stagnation.

The deeper number is still the one nobody advertises. When a listing expires and re-lists, the MLS clock resets to zero, so the days-on-market you see on a portal can be a fraction of the real elapsed time. Counting every attempt, the median home for sale here has been on the market a median ~156 days, and 7 of the 19 active listings are on a second or later attempt. That gap — 109 advertised against ~156 actual — is the single most useful thing on this page if you are deciding what to ask.
