Source: recent MLS data and Collier County public records, as of September 11, 2026. Figures are community-wide medians — floor plan, lot, view, pool, and condition move individual values substantially. Closed sales are a rolling four-month window (May 22 – September 8, 2026), so the set changes week to week.

What changed this week

Two weeks without a new listing. Then three arrived in seven days.

Last week’s report opened on a market that had gone quiet: four homes had left and nothing had come on since August 27. That reversed hard. Three brand-new listings came on between September 4 and September 10 — a Pearl at $1,199,000 with a pool and a lake, a Sunrise at $1,399,000, and a Marina at $1,450,000 that is the first of its plan to reach the resale market since we started tracking. A fourth home, a Sunrise asking $1,415,000, returned to the active board. Against those arrivals: one closing and one withdrawal. Active inventory rose 19 → 22 and supply moved from about 4.1 months to about 4.5.

The closing was the big one. The $2,150,000 preserve-lot Captiva that had been pending through the last two editions closed on September 8 at $2,100,000 — 97.7% of ask, nine days of market exposure, and the highest closed price in this four-month window. One asking price moved: a Seabreeze came down $25,000 to $1,325,000. And at the other end of the board, the only two homes under contract are still the two least expensive listings in the community, at $749,000 and $809,900.

Eight public open houses this weekend, September 11–13 — and six of them open at the same hour. Ours is the one that opens first: 11871 Gardenia Ave, today, Friday, 1:00–3:00. The full schedule is just below.
September 11–13

This weekend’s public open houses

Eight homes open across three days — but the times collide rather than chain: six of the eight open at 1:00 on Sunday, so you will have to choose two or three rather than walk the whole board. Seven floor plans, a $900,000 price spread. Common courtesy: if you visit an open house and already work with an agent you trust, please let the hosting agent know.

Last week’s experiment, one week later

Three homes asked $1,299,000 for the same floor plan. One stopped asking.

Last Sunday three Pearls — the 2,450 sq ft plan — held open houses within two hours of each other at $1,030,000, $1,299,000 and $1,299,000. This week the market answered. A fourth Pearl that had been asking $1,299,000 came off the market entirely after 210 days, and the listing that replaced it on the board came on at $1,199,000 — $100,000 under the asks it left behind, with a pool and a lake view.

The number that frames all five: no Pearl has closed inside this four-month window. The last one to sell closed at $1,210,000 on May 1, 2026 with a pool and a lake view — just outside the window this report covers, and below three of the four prices still being asked. One sale is not a trend, but it is the most recent evidence the plan has, and this week a seller and a new listing both moved toward it rather than away from it.

September opened with a $2,100,000 closing — the highest in this window, on a .41-acre pie-shaped preserve lot with a pool and spa, at $661 per sq ft. That is roughly a third above the community’s $499 median for pool homes, and it should be read as an oversized lot and a heavily upgraded house rather than a new benchmark for the plan. Across all 18 closings, private-pool homes ran ≈$499 per sq ft against ≈$453 without. $/sq ft is rounded simple division for orientation only.

Sale prices from Collier County public records and recent MLS data, as of September 11, 2026. This report covers a rolling four-month window: a May 8 closing at $1,655,000 shown in earlier editions has now aged out, and a $2,100,000 sale entered — the median held at $1,325,000 only because both sit above it. Week-to-week moves in the median can reflect which sales are inside the window rather than any change in values. Plan identification from listing remarks where stated, otherwise matched by living area — verify per home. $/sq ft is rounded simple division for orientation only.

All of this week’s growth landed in one band: the $1.3M–$1.7M count went from 5 to 8, because every home that listed this week asked more than $1,190,000. The under-$900K shelf did not restock — and it is the shelf doing the selling, with both homes under contract priced at $749,000 and $809,900. Eleven of the 22 actives have a private pool.

Supply meter: about 4.5 months

Active listings ÷ monthly closing pace (18 closings over 3.7 months)

Last week this read ≈4.1 after a stretch of pure absorption; three new listings against one closing pushed it back to ≈4.5. Still comfortably inside the balanced band — but the direction reversed, and it reversed entirely above $1.19M.
Under contract: two homes — a $749,000 Sandpiper and an $809,900 Flamingo, both of which went under contract in the first days of September and both still working through their contracts. Nothing new went pending this week.
The honest number

Why “days on market” just fell — and why it doesn’t mean what it looks like

The median active listing in Valencia Trails now advertises 88 days on market, down from 109 last week. Last week that same number went up, and this report said it was a good sign — the two homes that went under contract had been listed only 25 and 53 days, so the fastest listings left the pool and the aged ones stayed. This week it moved the other way for the mirror-image reason: three brand-new listings joined the pool at 7, 2 and 1 days on market. Fresh inventory drags the median down exactly the way absorption pushed it up. Neither week tells you anything about how quickly homes are actually selling.

The deeper number is still the one nobody advertises. When a listing expires and re-lists, the MLS clock resets to zero, so the days-on-market you see on a portal can be a fraction of the real elapsed time. Counting every attempt, the median home for sale here has been on the market a median ~125 days, and 8 of the 22 active listings are on a second or later attempt. That gap — 88 advertised against ~125 actual — is the single most useful thing on this page if you are deciding what to ask.

Valencia Trails is 838 homes across 15 GL Homes floor plans in four collections. The community-wide median is a headline; the plan is the market. Every plan with current resale activity:

No current resale activity: Coral, Oceana, Bonita. Medians on 1–2 sales are those sales, not a trend. The Pearl line is still the one to watch: four of the 22 homes for sale are Pearls, and not one Pearl has closed inside this four-month window — the last one sold May 1, 2026 at $1,210,000. The Marina is new to this board — the first of that plan to list since we began tracking, so it has no closed comp of its own here.
