Source: recent MLS data and Collier County public records, as of September 18, 2026. Figures are community-wide medians — floor plan, lot, view, pool, and condition move individual values substantially. Closed sales are a rolling four-month window (May 22 – September 8, 2026); no sale entered or aged out this week.

What changed this week

Five new listings came on this week. Not one of them is new.

Five listings arrived between September 15 and 17: two Pearls at $1,099,000 and $1,125,000, and three Sunrises at $1,450,000, $1,525,000 and $1,595,000. Every one of the five had been for sale earlier this year. Their earlier attempts ran 82 to 177 days and ended between May 31 and Aug 5, expired or cancelled; the homes came back after 41 to 107 days off the market. Three returned below their earlier asking price — by $4,000, $24,000 and $48,000 — and two came back at the same price. All five came back with the days-on-market clock reading 1, 2 or 3 days, including the MLS’s cumulative clock. Active inventory rose 22 → 25 and supply moved from about 4.5 months to about 5.4.

Two homes went under contract, and both sit above $1.3M: a Seabreeze at $1,325,000 that went pending September 13 — the day after its Saturday open house, and within two weeks of a $25,000 reduction — and a Sunrise at $1,399,000 that went pending September 17 after eight days on the market. Last week both homes under contract were the two least expensive listings in the community; this week the top half of the board moved. No closing was recorded this week, the first edition of this report without one. That is not alarming on its own: between June 18 and July 15 there were 27 days without a closing, and closings are sometimes recorded late. One asking price changed: a Sunrise came down $16,000 to $1,399,000.

Six public open houses this weekend — all of them on Sunday, September 20, and all of them opening at 1:00. Three are Pearls, two are Sunrises, one is a Flamingo; 4 of the six are homes that were on the market earlier this year. The schedule is just below.
Sunday, September 20

This weekend’s public open houses

Six homes, one afternoon, one start time. Every open house this weekend opens at 1:00 on Sunday — four run until 4:00, two until 3:00 — so plan a route rather than a list. Three of the six are Pearls (2,450–2,505 sq ft) at $1,099,000, $1,125,000 and $1,299,000, which makes it the second straight weekend that plan can be compared door to door. Common courtesy: if you visit an open house and already work with an agent you trust, please let the hosting agent know.

The week’s signature

Nothing new came on. Five homes came back.

A listing that expires or is cancelled and then re-enters the MLS gets a new listing number and, if enough time has passed, a fresh days-on-market clock — including the cumulative one this report has leaned on for six weeks. All five of this week’s arrivals are in that position. None is identified here by address; the point is the pattern, not the house.

Combined, the five had already spent 649 days on the market this year; today every one of them advertises 1 to 3 days. 3 of the five are open this Sunday. This is also the week the cumulative days-on-market figure stopped being enough — the honest number below explains why.

Two bands grew. $900K–$1.3M went 5 → 7 with the two returning Pearls, and $1.3M–$1.7M went 8 → 9 as three Sunrises came back and two homes in that band went under contract. The under-$900K shelf is unchanged at 6 — and for the first time in three weeks it is not the shelf doing the selling. 13 of the 25 actives have a private pool.

Supply meter: about 5.4 months

Active listings ÷ monthly closing pace (18 closings over 3.9 months)
≈5.4 mo 0468+
The largest one-week move in the six weeks of this report, and it came from both sides at once: five listings came on and no closing came off, so the pace this meter divides by fell as the inventory rose. Still inside the balanced band — but in its upper half for the first time.
Under contract: four homes. The $749,000 Sandpiper and $809,900 Flamingo that went pending in early September are still working through their contracts, and this week added a Seabreeze at $1,325,000 (September 13) and a Sunrise at $1,399,000 (September 17). Combined asking prices under contract: $4,282,900.
The honest number

Why “days on market” fell again — and why the cumulative number isn’t enough this week

The median active listing in Valencia Trails now advertises 70 days on market, down from 88. For six weeks this report has answered that number with the MLS’s cumulative figure, which survives a quick relist — and that fell too, from 125 to 108. Both fell for one reason: five homes came back on with every clock reset to 1, 2 or 3 days. A listing that re-enters after a long enough gap gets a fresh cumulative count, and all five had been off the market 41 to 107 days.

So this week the check goes one step further: every active listing cross-referenced against this year’s expired, cancelled and withdrawn listings at the same address. 16 of the 25 homes for sale have been for sale before this year — 8 that the MLS still counts as relists, and 8 more whose clocks were reset. Counting those earlier attempts, the median home on this board has really been for sale about 153 days. A correction, too: last week this report said 8 of 22 listings were relists. That was the MLS count. Run the same cross-check on last week’s board and it was 11 of 22 — including the Marina described as new to the board, which had also been for sale earlier this year.

Advertised DOM median 70 · MLS cumulative 108 · counting every attempt tracked this year ≈153 16 of 25 actives on a second or later attempt (MLS count: 8) Median sale-to-final-ask on the 18 closings: 95.6%

The Pearl line is still open: six of the 25 homes for sale are Pearls, up from four, and not one Pearl has closed inside this four-month window — the last sold May 1, 2026 at $1,210,000. Five Sunrises have closed since May, from $1,300,000 to $1,520,000, median $1,350,000. The one that went under contract this week was asking $1,399,000 — the least expensive of the eight on the board — and it took eight days. The three Sunrises that came back on this week ask $1,450,000 to $1,595,000: the lowest of those clears four of the five closed prices, the other two clear all five. Pool, view and upgrades explain part of that spread; the closed column is still the evidence.
