The Valencia Trails Market This Week

Every home for sale, pending, and just closed on our streets — priced by floor plan, with the context the portals can’t give you. I live here; these are my neighbors’ sales.

Source: recent MLS data and Collier County public records, as of September 25, 2026. Figures are community-wide medians — floor plan, lot, view, pool, and condition move individual values substantially. Closed sales are a rolling four-month window (May 26 – September 23, 2026): this week the September 23 closing entered and the May 22 closing aged out, and the median did not move.

What changed this week

Two fewer homes for sale this week. Neither one sold.

Two listings left the market this week without a sale: a Pelican at $824,900 with a private pool, and a Captiva at $1,675,000 — the only Captiva on the board without a pool. Both were on at least their second attempt, and each had been listed more than 300 days, counting every attempt. Nothing new came on (the most recent listing dates to September 17), nothing came back, and no home went under contract. Active inventory fell 25 → 23 and supply eased from about 5.4 months to about 5.1 — but the drop came from listings leaving, not from buyers.

One sale closed: the Sandpiper that went under contract at $749,000 — the least expensive of last week’s four contracts — closed September 23 at $725,000, 96.8% of its final asking price. Two asking prices came down: a Pearl with a pool and a lake view, $1,299,000 → $1,275,000, and a Captiva with a pool and a preserve view, $1,975,000 → $1,925,000.

Five public open houses this weekend, at four homes — including ours: 11871 Gardenia Ave, Saturday 1:00–3:00 and Sunday 2:00–4:00. The schedule is just below.
Saturday, September 26 & Sunday, September 27

This weekend’s public open houses

Five open houses at four homes. Ours, 11871 Gardenia Ave, is open both days — Saturday 1:00–3:00 and Sunday 2:00–4:00. Saturday also has a Flamingo; Sunday brings a Lotus Ave Pearl with a pool, a spa and a lake view, and the Marina, the only home of its plan for sale. Common courtesy: if you visit an open house and already work with an agent you trust, please let the hosting agent know.

The week’s signature

How 25 homes for sale became 23

Inventory can fall for two very different reasons: buyers take homes off the board, or sellers do. This week it was entirely the second. Here is the whole ledger, and the two homes that left — described by plan and price, not by address; the point is the pattern, not the house.

The ledger, September 18 → September 25

Supply fell from about 5.4 to about 5.1 months, and none of that came from demand: the closing pace behind the supply figure is essentially unchanged, and the two homes that left did not sell. Both were already on at least their second attempt. Last week five homes came back after gaps like this one — if either of these returns, this report will say so.

One sale entered the window and one aged out: the September 23 Sandpiper at $725,000 came in as the May 22 Pelican at $975,000 left, and the median held at $1,325,000, with a median 95.8% of final asking price. It is the second Sandpiper in the window — the first closed June 18 at $550,000; neither had a pool. Homes with a private pool closed at ≈$499 per sq ft against ≈$437 without — on only 5 no-pool closings, so read it as orientation. $/sq ft is rounded simple division.

Sale prices from Collier County public records and recent MLS data, as of September 25, 2026. This report covers a rolling four-month window (May 26 – September 23, 2026); the May 22 closing aged out this week. Week-to-week moves in the median can reflect which sales are inside the window rather than any change in values. Plan identification from listing remarks where stated, otherwise matched by living area — verify per home. $/sq ft is rounded simple division for orientation only.

Under $900K$900K–$1.3M$1.3M–$1.7MOver $1.7M 5783
Two bands each lost one home, and in both cases it left without selling: under $900K went 6 → 5 (the Pelican) and $1.3M–$1.7M went 9 → 8 (the Captiva). The two price cuts stayed inside their bands. 12 of the 23 actives have a private pool.

Supply meter: about 5.1 months

Active listings ÷ monthly closing pace (18 closings over 4.0 months)
≈5.1 mo 0468+
Down from about 5.4. Read it carefully this week: the closing pace barely moved (one closing in, one aged out), so the whole change is the two listings that left without a sale. Still in the upper half of the balanced band.
Under contract: three homes, and no new contract this week. The $809,900 Flamingo from early September, the $1,325,000 Seabreeze (September 13) and the $1,399,000 Sunrise (September 17) are still working through their contracts; the $749,000 Sandpiper closed. Combined asking prices under contract: $3,533,900.
The honest number

A clean read: every clock simply aged a week

The median active listing in Valencia Trails now advertises 75 days on market, up from 70. The MLS’s cumulative figure — which survives a quick relist — reads 113 (was 108), and counting every earlier attempt the median home on this board has been for sale about 160 days (was about 153). Last week five returning homes reset their clocks and muddied all three numbers; this week nothing came on and nothing came back, so no clock was reset and every listing simply aged seven days.

14 of the 23 homes for sale are on at least their second attempt — 6 that the MLS counts as relists, and 8 more whose clocks were reset by a gap between attempts — and both homes that left this week were relists too. One more honest detail: the MLS’s cumulative clock keeps running while a home is under contract, which is why this report uses it only for homes still for sale, never for pending or closed ones.

Three Captivas have closed since May, from $1,750,000 to $2,100,000, median $1,825,000 — every one with a pool and a spa. The two that closed at $1,750,000 and $1,825,000 both back to the lake; the $2,100,000 sits on a .41-acre preserve lot and is an outlier, not a benchmark. All three still for sale have pools, none backs to the lake, and two of the three ask more than either lake closing; the top ask came down $50,000 this week. The only Captiva without a pool left the market unsold at $1,675,000. Every home in this table is the same 3,176 sq ft plan — at this level buyers are paying for pool, view and lot, not square footage. The closed column is the evidence.
