Source: recent MLS data and Collier County public records, as of October 2, 2026. Figures are community-wide medians — floor plan, lot, view, pool, and condition move individual values substantially. Closed sales are a rolling four-month window (June 5 – September 23, 2026): this week four closings from May 26 – June 1 aged out and none entered, so the median rose from $1,325,000 to $1,370,000 without any home selling — a change in which sales are counted, not in values.

What changed this week

Four homes came on the market this week. Only two of them are new.

Both new listings are Pearls: ours, 12284 Lotus Ave, at $1,087,000 — no pool, lake views — and a Pearl with a pool and a preserve view at $1,249,900. That makes eight Pearls for sale, more than any other floor plan, and still not one Pearl has closed inside this four-month window.

The other two are homes coming back. A Pelican with a pool at $818,000 is one of the two homes that left the market last week; it came back within a week of its listing expiring, $6,900 lower. (Last week this report said that if either returned, you’d see it here.) And an Estero without a pool at $1,695,000 ended a 121-day listing on June 1 at $1,675,000 and is back, $20,000 higher.

On the other side of the ledger, the least expensive Captiva — $1,799,000, with a pool and spa — went under contract on September 25, after more than a year on the market. Nothing closed (the latest closing is still September 23), no asking price changed, and no listing left. Homes for sale rose 23 → 26.

Two headline numbers moved without a single sale. The median closed price rose to $1,370,000 from $1,325,000 because the four-month window now starts June 2: four closings from May 26 – June 1 dropped out, three of them under $925,000, and nothing new came in. And months of supply jumped to about 7.3 from about 5.1 — partly the three extra homes, mostly that thinner four-month run of closings. The signature section below takes it apart.

Nine public open houses this weekend — five of them Pearls — including both of ours: 11871 Gardenia Ave on Saturday 1:00–3:00, and our new listing, 12284 Lotus Ave, on Sunday 2:00–4:00. The schedule is just below.
Saturday, October 3 & Sunday, October 4

This weekend’s public open houses

Nine open houses at nine homes — the most in any weekend since this report began in August. Ours: 11871 Gardenia Ave on Saturday 1:00–3:00, and 12284 Lotus Ave, new this week, on Sunday 2:00–4:00. If you’ve been weighing the Pearl, this is the weekend: five of the eight Pearls for sale are open, from $1,087,000 to $1,299,000 — two on Saturday, three on Sunday. Common courtesy: if you visit an open house and already work with an agent you trust, please let the hosting agent know.

The week’s signature

How 23 homes for sale became 26

Last week inventory fell because two listings left without selling. This week it rose, and “four new listings” would be the wrong way to say it. Here is the whole ledger: two genuinely new homes, two coming back after an earlier attempt, one contract. Homes coming back and the contract are described by plan and price, not by address — the point is the pattern, not the house.

Supply rose from about 5.1 to about 7.3 months — the largest one-week move in the eight weeks of this report, and the first reading above six months. Two things did it, and only one of them is new homes. The three extra homes alone would have lifted it to about 5.8. The rest is the closing pace behind the figure: the window lost four closings and gained none, so it fell from about 4.5 to about 3.6 closings a month — at that pace, even last week’s 23 homes would read about 6.4 months. One quiet week moved it this far, so read it as this week’s reading, not a trend.

No sale entered the window this week and four aged out (faded, left of the line): a $924,900 Nautilus, Pelicans at $810,000 and $820,000, and a $1,350,000 Sunrise. That is the whole reason the median rose to $1,370,000 from $1,325,000 — the set changed, not the prices. Median sale-to-final-ask: 95.6%. Homes with a private pool closed at ≈$539 per sq ft against ≈$437 without, but only 3 no-pool closings remain in the window (two of them Sandpipers, the smallest plan), so that comparison says little this week. $/sq ft is rounded simple division.

≈7.3 mo 0468+
Up from about 5.1, and past the six-month line for the first time in this report (the seven earlier readings ran 4.0 to 5.4). Most of the move is the closing pace: 14 closings over 3.9 months, down from 18 over 4.0. The rest is three more homes for sale. One week did this, so watch whether it holds before reading it as a turn.
Under contract: four homes, one of them new. The $1,799,000 Captiva joined on September 25; the $809,900 Flamingo, the $1,325,000 Seabreeze and the $1,399,000 Sunrise are still working through their contracts. Combined asking prices under contract: $5,332,900.
The honest number

The median clock fell 25 days. Nothing sold faster.

The median home for sale in Valencia Trails now advertises 50 days on market, down from 75. The MLS’s cumulative figure — which survives a quick relist — reads 91 (was 113), and counting every earlier attempt the median home on this board has been for sale about 151 days (was about 160). None of that is speed. Four homes arrived with clocks of 1, 1, 1 and 4 days advertised, and the longest-listed Captiva left the board for a contract. The 22 homes that were already for sale simply aged a week: median 79 days advertised, about 166 counting every attempt.

15 of the 26 homes for sale are on at least their second attempt — 6 that the MLS counts as relists, and 9 more whose clocks were reset by a gap between attempts. This week’s two returning homes show why this report counts both ways: the Pelican was off the market only a few days, so the MLS carried its clock (more than 300 days, counting every attempt), while the Estero was off four months and came back at day 1. One more honest detail: the MLS’s cumulative clock keeps running while a home is under contract, which is why this report uses it only for homes still for sale, never for pending or closed ones.

Advertised DOM median 50 · MLS cumulative 91 · counting every attempt ≈151 15 of 26 actives on a second or later attempt (MLS count: 6) Median sale-to-final-ask on the 14 closings: 95.6%

Every Pelican that closed since May had a private pool. The two with lake views closed at $950,000 and $975,000; the two without, at $810,000 and $820,000. Today three Pelicans ask $818,000, $819,000 and $820,000, and two of the three have no pool — so they are asking what pool Pelicans without a lake view closed for. The third, with a pool and a water view, is last week’s departure, back $6,900 lower. Only the August closing is still inside this report’s four-month window; the other three are shown because they are the plan’s most recent sales, and two of them aged out this week. Same Pelican plan on every row (1,935–1,954 sq ft): at this level the differences are pool and view, not square footage. The closed column is the evidence.
