Valencia Trails vs. Valencia Sky (2026)

Same builder, same 55+ blueprint, same no-CDD structure — and one decisive difference. Valencia Trails is finished: the ~43,000 sq ft clubhouse is open, the amenities are running, and homes trade as resales with real price history. Valencia Sky is GL Homes’ new-construction successor: still selling, closer to downtown, with its clubhouse under construction. I live in Valencia Trails and walk buyers through this exact choice, so here is the honest version — including where the newer community genuinely wins.

The short version

Siblings at different stages of life

When GL Homes finished building Valencia Trails, it did not leave Naples — it moved its new-home sales down the road to Valencia Sky. That makes these two communities siblings rather than rivals: the same one-story active-adult formula, the same no-CDD economics, offered at two different moments in a community’s life. Almost every question buyers ask me about this pairing reduces to one: do you want a finished community today, or the newest product on a builder’s timeline?

The case for established

What you get at Valencia Trails on day one

Everything Valencia Sky is building, Valencia Trails already runs. The ~43,000 sq ft clubhouse has been operating for years: the Gather restaurant and bar serve dinner tonight, the resort pool and 70-foot lap pool are open this morning, and the Racquet Club’s six clay tennis courts, eight pickleball courts, and five bocce courts have established leagues, not waiting lists for a future season. The full campus — spa, fitness center, dog parks, roughly three miles of trails — is documented on my amenities page, photographed as it exists, not rendered as it is planned.

The second thing an established community gives you is information. Valencia Trails has a real resale market: closed sales by floor plan, a visible price trend, and days-on-market data you can hold an asking price against. As of June 2026 that market showed about 30 active listings from $729K to just under $2M, with the year’s median sold price near $930K. When you buy here, you price against evidence — the whole trend lives on my market-data page — and you can walk the actual streets, hear the actual quiet, and meet the actual neighbors before you offer.

The case for new

Where Valencia Sky genuinely wins

I sell Valencia Trails resales for a living and I will still tell you plainly: Valencia Sky has real advantages, and pretending otherwise would insult your intelligence.

The honest cost of those advantages is time and uncertainty. Valencia Sky’s roughly 35,000 sq ft clubhouse is still under construction, with an interim community center carrying the social calendar until it opens. Construction timelines, amenity phasing, and base pricing all live on the builder’s schedule and can change — verify every current detail directly with GL Homes before you contract. If you would rather judge a finished product, that is precisely what a Valencia Trails resale is.

Shared DNA

What does not change between them

Choose either and you keep the core GL Homes formula. Both communities are age-restricted 55+. Both are built as one-story single-family homes around a resort amenity campus with no golf course attached. And both skip the CDD: no Community Development District, no bond assessment on the tax bill in either community — a structural advantage over many newer Naples communities that I break down on my no-CDD page. You will still pay HOA dues in both. At Valencia Trails the fee is all-inclusive at $1,611 per quarter for every home — lawn care through lifestyle staff, itemized on the HOA fees breakdown — and the exact figure for any address gets confirmed on the estoppel. Confirm Valencia Sky’s current dues with GL. Even with no CDD in either community, confirm the property taxes per address; assessed values reset at sale.

One more shared trait worth naming: the floor-plan philosophy. Valencia Trails’ fifteen one-story designs — from the ~1,674 sq ft Sandpiper to the ~3,472 sq ft Bonita — are the direct ancestors of what GL is building next door. If you want to see how the formula lives after a few years of ownership, my floor-plan library shows every Valencia Trails plan, sheet by sheet.

The decision

Finished community today, or builder timeline?

Strip away the brochures and this is the whole choice:

Choose Valencia Trails if you want the amenity campus open the week you move in, a social calendar that already exists, closed-sale comps to price against, and grown-in streets you can evaluate with your own eyes. You trade away the design center — and in exchange you buy certainty.

Choose Valencia Sky if you want the newest GL product and a build tailored to you, you value being closer to downtown Naples, and you are comfortable living alongside construction while the clubhouse finishes. You trade away certainty — and in exchange you buy new.

Either way, you are choosing inside the same family, which is why I do not treat this comparison as a contest to win. My role is simpler: I live in Valencia Trails, I track every resale here, and I will tell you honestly whether the right answer for you is one of my neighbor’s homes or a contract up the road. If it is Valencia Sky, I will say so. Start with what is actually on the market — the current Valencia Trails resales — or send me a message and tell me your timeline. Comparing beyond the GL family? My Valencia Trails vs. Esplanade by the Islands breakdown covers the all-ages alternative, and the FAQ answers the 55+, leasing, and fee questions that apply here.

General information, not legal, tax, or financial advice. Builder pricing, amenity timelines, dues, and rules change — verify current Valencia Sky details with GL Homes and current Valencia Trails figures per address before making purchase decisions.

Questions I hear most

Valencia Trails vs. Valencia Sky, answered

What is the main difference between Valencia Trails and Valencia Sky?

Stage of life. Same builder, same 55+ resort formula, no CDD in either — but Valencia Trails is finished: its ~43,000 sq ft clubhouse, pools, Racquet Club, and restaurant are open and running, and it trades as a resale market with real price history. Valencia Sky is GL’s new-construction successor: still selling, priced from around the $720s, with its roughly 35,000 sq ft clubhouse under construction and an interim community center serving residents in the meantime. Confirm current timelines and pricing with GL Homes.

Do Valencia Trails or Valencia Sky have a CDD?

Neither — GL Homes builds both Valencia communities without a Community Development District, so no CDD bond assessment rides on the tax bill in either one. That is a genuine cost advantage over many newer Naples communities, explained on the no-CDD page. You still pay HOA dues in both (Valencia Trails runs $1,611 per quarter, all-inclusive), and you should still confirm the taxes and the exact dues for any specific address — at Valencia Trails, on the estoppel.

Can I still buy a new home at Valencia Trails?

No. Valencia Trails is essentially built out and sold out; GL Homes moved its Naples new-home sales to Valencia Sky. The only way into Valencia Trails — or into a specific floor plan here — is a resale. That cuts both ways: you give up picking finishes at a design center, but you gain a finished community, grown-in landscaping, and closed-sale comps to price against. Every plan is documented in the floor-plan library.

What do Valencia Trails resales cost compared to Valencia Sky new builds?

As of June 2026, Valencia Trails had roughly 30 active resales listed from $729K to just under $2M, with a 2026 median sold price near $930K. Valencia Sky’s builder pricing has started from around the $720s, before lot premiums and options. Builder base prices and resale asking prices are not the same kind of number — verify current figures for any specific home before comparing them directly. The full Valencia Trails price history is on the market-data page.
